How much to pay for a certification of a property title's legal status?

We charge US$195 to lodge a request to the Dominican Land Registry for a certified digital PDF file which will show the following information:

  1. Who is the owner of the property.
  2. Whether there are liens or mortgages or court judgments against the property
  3. Any covenants on the property.
Once we obtain the certified statement from the Land Registry Office, we shall take it to the Procurator's office to obtain the legalisation, then apply to the Dominican Chancellery (Foreign Ministry) for the document to be apostilled, which will give the document legal weight outside the Dominican Republic.

Our price includes shipping to most countries by certified airmail which takes several weeks to arrive.

For us to be able to search for a Dominican title, we need you to provide one of the following:

  1. An old copy of the title or at least the details of lot #, municipality etc or
  2. You could send us a link to the exact location of your Dominican property from Google Maps.
Would you be able to provide me with either of the above? If so, we'd charge US$195 for a search and to request a certified statement as to the beneficial owner of the property.

Property searches in Dominican Republic are conducted not by owner's name, nor by street address etc.

If I give you someone's name, can you run a Dominican property records search to see if they own property in the Dominican Republic? No, the land registry records can only be searched by plot, not by name. On the other hand, owners of property and land generally pay tax, so it may be possible to search tax records and therefore learn what property they own.
